Real Estate Data Analytics & Property Price Prediction

Bring listings, transactions, leases and rent rolls into one place, then see pricing, rental yield, occupancy and lead performance clearly enough to act on them.

Overview

Real estate data analytics for pricing, yield and portfolio decisions

Property businesses sit on more data than they use. Rent rolls live in Yardi or AppFolio, leads in the CRM, comparables on portals, service charges in spreadsheets and transaction records in government registries. Questions like which building is underperforming, or what a three-bedroom should list for this month, still take an analyst days. Real estate data analytics joins those sources so the answers are ready when you need them.

We build the pipelines, the warehouse and the dashboards. Property portfolio dashboards show occupancy, arrears, rent per square foot, maintenance cost and lease expiries across every building. Rental yield analytics compares gross and net yield by unit, building and area. Real estate market analytics tracks asking prices, days on market and supply for the communities you sell in. For sales teams, lead-source reports show which portals and campaigns produce viewings and deals, not just inquiries.

On top of clean data we add prediction. Property price prediction models estimate fair list prices and rents, forecasting models anticipate vacancies and renewals, and alerts flag units drifting below market. We deliver into Power BI or Looker Studio if your team already uses them, with role-based access so owners, asset managers and agents each see the right numbers. We have built admin analytics panels before, such as the one behind AA JoyLand's WhatsApp support bot, and apply the same approach to property data.

FAQ

AI Data Analytics for Real Estate: FAQs

What is real estate data analytics?

It's combining listing, transaction, lease and lead data to understand performance and predict what happens next. Common uses are pricing, rental yield tracking, portfolio reporting and measuring which marketing channels produce deals.

How is rental yield calculated in your dashboards?

It depends on the definition you use, and we agree it with you first. Gross yield is annual rent divided by property value; net yield subtracts costs such as service charges, maintenance and vacancy. Every report then uses the same formula.

Can you combine data from Yardi and our CRM?

Yes. We build pipelines from Yardi, AppFolio, Buildium, Salesforce, HubSpot and spreadsheets into one warehouse, matching units and contacts so leasing and sales numbers line up.

How accurate is property price prediction?

It depends on how many recent comparables exist. In active communities with plenty of recent sales, estimates are useful for guiding list prices. For rare properties the model shows a wider range, and a valuer should make the call.

Do we need a data team to use this?

No. We build and maintain the pipelines and models, and dashboards are designed for managers and agents. If you have analysts, we work alongside them.

Can we keep using Power BI or Excel for property reports?

Yes. We can deliver into Power BI, Looker Studio or Excel, or build a custom portfolio dashboard if you need features those tools don't offer.
